Important Information for 2022

There are a couple of important things to consider before scheduling an appraisal with the goal of protesting your property taxes.

The value for property taxes is as of January 1. The DFW area saw an unprecedented increase in sales prices during 2021 and the first quarter of 2022.  An appraisal that we would do for you would be based on current values which means the appraised value of your property could be higher than the value assigned by the appraisal district.

As a Texas certified residential appraiser, we abide by the Uniform Standards of Professional Appraisal Practice (USPAP). USPAP requires us to be a neutral third party in the appraisal process which means we cannot advocate for you with the appraisal district and we cannot conduct an appraisal with the purpose of assigning a value lower than what the appraisal district did.

We live and work in North Texas and don’t want our neighbors to spend money on an appraisal and not get anything out of it. Our recommendation is that homeowners contact a local real estate agent and request sales from your neighborhood. Review the sales to see how closely they compare to your property. Look at the condition, upgrades, and square footage. Also, make sure that the square footage listed for your property is correct.

If you think you have justification for requesting a lower property tax value, we recommend providing pictures in addition to written descriptions as it may assist the appraisal district in determining condition, etc.
