What is an Immigration Appraisal?
Generally, a property appraisal is the process where a real estate appraiser goes through a process to determine the fair market value of the property. The process involves the assessment of a number of internal and external factors to determine the value of the property. Internal factors include the size and shape of the property, and external factors include the location of the property and the available amenities around the property.
An immigration appraisal is a property appraisal done for the purpose of satisfying the documentation requirements of an Affidavit of Support.
Why Do You Need an Immigration Appraisal?
For many homeowners, their property is the largest asset that they own. If you choose to use other assets to supplement your employment and income for the Affidavit of Support, your property would probably be the most valuable asset you own. You will need to know the Net Cash Value of the property for the Affidavit of Support. The Net Cash Value of the property is the current assessed value minus any mortgage debts or other liens on the property.
While some online real estate platforms list the market value of properties for free, the value listed on these platforms may not be as reliable as one from a real estate appraisal process. An immigration appraiser will provide documentation of the appraisal process and the facts and assumptions underlying the final appraised value of the property. Such documentation supports the accuracy of the value of the property making an immigration appraiser’s valuation more reliable than a bare number listed on an online real estate platform.
What Do You Need to Complete the Affidavit of Support?
To complete the Affidavit of Support a sponsor must submit evidence to back up the financial claims they make on the Form I-864.
All petitioning sponsors must show evidence of their income with a copy of their individual Federal income tax return. They must also include their W-2s if they are employed, or their Form 1099 and accompanying Schedules if they are self-employed. If they have reported income from other sources, they must provide evidence of that as well.
If a petitioner or sponsor is on active duty in the U.S. Armed Forces, they must show proof of active military status.
To show their ability to financially sponsor the applicant, a sponsor may also use their assets to supplement their employment and income. Although sponsors are not required to use their assets as part of their Affidavit of Support, it may be necessary to do so if their employment and income alone are insufficient.
